We recognise that as an alternative to an outright purchase of door entry sytems or security systems, our short or long term Rental options offer a truly viable alternative. Rental contracts provide a guaranteed maintenance service throughout the term of the contract and allow for NO CAPITAL OUTLAY.  Your security system is fully covered for spares, repairs and replacement of equipment with the exception of vandalism or an act of God. We are only able to offer Rental/Maintenance contracts to Freeholders or properly constituted Residents Associations. The subscriber cannot transfer the contract to a third party without the written permission of the company Dorcom Ltd or its associated company Dorcom Rentals Ltd.

Rental contracts are very useful to Freeholders who employ the services of Managing Agents, Property Management Companies or alike.

Consumer Credit Act

"The Consumer Credit Act 1974 requires most businesses that lend money to consumers or offer goods or services on credit or engage in certain ancillary credit activities to be licensed by the OFT. Trading without a licence in such cases is a criminal offence and can result in a fine and/or imprisonment.

The Act also regulates the way in which consumer credit licence carry on business. For example, there are rules on advertising, pre-contract disclosure, credit agreements and post-contractual information. In addition, the Act confers certain rights on consumers, including in relation to withdrawal from a credit agreement, early settlement, and section 75 (joint and several liability)." Our Rental Contracts

We are pleased to be able to offer either 7 or 14 year Rental Agreements with full Maintenance Cover on Door Entry, Access Control and Gate Automation equipment.

We are also pleased to offer 3 or 5 year Rental Agreements with full Maintenance Cover on IP CCTV Cameras and Intruder Alarm Systems.

 

A full on site survey to assess your requirements will be undertaken, and you will receive a no obligation quotation of your requested system. Once our quote has been accepted we will issue a rental contract to be signed by the Freeholder, together with a pro-forma invoice for the first twelve months Rental, payable in advance. 

On return of the signed Rental Contract and requested payment, we will then order the equipment and arrange an installation date either with the Managing Agent or person in charge of organising the installation of the equipment under the rental contract.

Twelve months after the installation, we will send a proportionate part invoice relating to the completed installation date to the 31st December of that year. Thereafter we will send out annual Rental invoices to be paid by the 1st January until the contract end date via written notification. Annual rental invoices may be subject to CPI increases and continue to roll over after expiry of the original contract term unless otherwise notified in writing giving 6 month notification that you wish to terminate the Rental Contract.

All faults with the rental system caused by fair wear and tear will be covered under the Rental Agreement.

Exceptions include: Acts of vandalism or acts of God which are not due to fair wear and tear and are fully chargeable at our standard labour/material rates applicable to market costs prevailing at the time. (Full terms and condition are available on request)

We also carry out annual preventative maintenance checks to keep your system working at peak performance, and an emergency number is provided for Rental Contract customers only after 5.00pm on Friday through to 8.00am on Monday by calling our main office number where you will be directed. The main aim of this facility is to make a situation safe, not to repair or replace equipment unless available. The service is chargeable and in the first instance you may like to look at your own in-house capability first i.e. is there a trades person available to make safe the problem.

 

We are able to offer a financed lease to purchase scheme that carries some tax advantages (subject to status). If you are a charitable not for profit organisation then we believe that this scheme may not be applicable. (Full terms and condition are available on request)

Our Maintenance Contracts

We offer 3 year Maintenance Agreements for all systems we have installed that have passed their one year warranty cover period.   

Once our quote has been accepted we will issue a pro-forma invoice from the next month of the received acceptance to the end of that year (pro rata of year’s maintenance amount) together with a Maintenance contract. This contract must be signed by the Managing Agent or person in charge of the block/premises under the Maintenance Contract Agreement.

Maintenance Contracts may be subject to CPI increases and continue to roll over after expiry of the original contract term unless otherwise notified in writing giving 6 month notification that you wish to terminate the Contract.

 

All faults with the system caused by fair wear and tear will be covered under the maintenance agreement. We carry out preventative maintenance checks twice a year to keep your system working at peak performance.

 

Before you take out a Maintenance contract we will make sure that the system is in full working order by surveying and testing your installation. We will then provide a full written report explaining the costs and charges applying before the Maintenance Contract is entered into.

All faults must be rectified to our satisfaction and the rectification of all equipment and system faults are chargeable by us before the commencement of any maintenance contract. (Full terms and condition are available on request)
